Residential Communities & Condominiums

Shared spaces run well when nothing is left ambiguous: who is responsible, what was done, and what it costs.

We support owners' associations, condominium boards and their appointed administrators across the Algarve, coordinating the physical upkeep and improvement of shared spaces through one accountable team.

Communal areas receive planned attention, work records stay current, and stakeholders receive clear updates.

  • Coordination and reporting

A clear programme for inspections, contractors, maintenance records, agreed works and updates to the appointed board or administrator.

  • Communal upkeep

Gardens, pools, lighting, lifts, entrances and parking are maintained regularly by dedicated staff.

  • Reporting owners can actually read

Clear updates, photographic records of work carried out, and a single point of contact who knows the building — not a call centre.

  • Works and improvements

When a community decides to invest — repainting, resurfacing, replanting, upgrading — we help define the scope, coordinate quotations and supervise the agreed work.

  • Typical situations

A building between administrators. A committee that wants the physical upkeep handled to a higher standard than the current contract delivers. A newly completed development whose developer wants the communal areas managed from day one.

    • Handover from an outgoing administrator
    • Supporting an existing administrator with upkeep and works
    • Communal parts of a new development from completion
    • Owners abroad who want to read one report, not six

How it begins

  1. A walk through the building

We visit the communal areas with a board member or appointed administrator, review the agreed practical scope and note what is working and what needs improvement.

  2. A written proposal

We create a clear and prioritised proposal, tailored specifically to the complex. The proposal would identify immediate requirements, ongoing maintenance, improvements and services required to keep the complex operating to the highest standard.

  3. A handover without gaps

Where our services form part of a management transition, we coordinate the practical handover of agreed property information, keys, access arrangements, supplier details, maintenance records and outstanding works.

Where we work

We work with residential communities and condominiums in Vilamoura, Quarteira, Albufeira, Portimão and Faro, where most of the region's shared buildings and developments are found.
