Property Maintenance

The Algarve is generous to houses and hard on them. Salt, sun and winter weather all leave their mark.

PROPERTY MAINTENANCE · ALGARVE

Our maintenance work is preventative first. We inspect on a schedule, record what we find, and act while the work is still small — repointing before water enters, servicing before a system fails, sealing before a season turns.

Reactive repair remains part of the service, but it should be the exception rather than the rule.

  • Scheduled inspection

Roofs, terraces, drainage, façades, joinery, air conditioning, water systems and electrics reviewed on a documented cycle, with photographs and clear recommendations.

  • Seasonal work

Preparation before winter weather and before summer occupancy: gutters cleared, seals renewed, shade structures checked, irrigation adjusted, pool pumps serviced and humidity levels checked.

  • Careful repair

Repairs carried out to match what is already there. Plaster, stone, tile and timber are treated as finishes to be preserved, not surfaces to be patched.

  • A written history

For every property under an agreed management service, we create a record — work completed, when and by whom.

  • What the Algarve asks of a house

Salt air corrodes fixings and ironmongery near the coast. Hard summer sun lifts sealants, fades timber attacks paint and put stresses on the air conditioning and HVAC system. Winter weather finds any terrace that was not detailed properly.

    • Terraces, parapets and drainage before the first autumn rain
    • Pool plant, irrigation and shade before summer occupancy
    • External timber, ironmongery, paintwork and render on a rolling cycle
    • Air conditioning and hot water serviced out of season

How it begins

  1. Condition assessment

A full walk-through of roof, terraces, façades, systems and grounds, recorded and photographed

  2. A proposed schedule

What should be inspected and when, what needs attention now, and what can wait for the right season.

  3. Work, recorded

Each visit and repair is added to the property's written history, so nothing depends on memory.

Where we work
