Property & Block Management in Lagos
A residential community feels well managed when the individual services become almost invisible.

Bloom Living provides coordinated property and block management for developments and residential communities around Lagos, from apartment buildings near the marina to villa communities on the surrounding hills.
As with our other services here, we treat Lagos as a place that needs planned, regular attention rather than occasional visits, recognising the distance from our Vilamoura base.
Consistency is the result of coordination
Residents should not need to think about why landscaping, cleaning, pool maintenance, lighting and repairs are working together. That coordination should happen behind the scenes.
Bloom Living provides the layer of oversight between individual jobs, monitoring the overall environment, coordinating relevant contractors and helping make sure routine issues are not left to drift simply because no single supplier considers them their responsibility.

Communal areas shape every property in the development
An individual apartment can be beautifully maintained while the wider development undermines the experience. Entrances, gardens, pools, circulation and exterior presentation matter to everyone, and on this coast they weather visibly if left unattended.
Salt air and wind take a faster toll on shared metalwork, render and planting here than in the sheltered central Algarve, which makes regular attention to communal exteriors more than a cosmetic exercise.
What Bloom Living can coordinate
Depending on the development, management can include:
- landscaping and planting
- irrigation
- pool maintenance coordination
- communal cleaning
- lighting and exterior fittings
- routine inspections after weather events
- planned and reactive maintenance
- contractor access and follow-up
- inspection reporting
Bloom Living acts as the coordinating layer rather than simply adding another supplier to the list.
Identify issues before they become normal
Gradual deterioration is easy to stop noticing: a planting area declining, lighting left unrepaired, pool furniture no longer presented properly, a repeated maintenance issue nobody has actually resolved.
Regular inspection brings a fresh management perspective to communal areas and makes it easier to identify what genuinely requires action, rather than reacting only once something has visibly failed.
Clearer accountability, and a route into larger projects
A contractor may be responsible for completing a task. That is different from being responsible for the standard of the development as a whole. Bloom Living's role is to hold that broader view: what needs attention, who is dealing with it, whether it has been followed up.
Where a communal area requires a more substantial improvement, Bloom Living's Project Management service allows that work to be structured separately from everyday maintenance, without introducing an unfamiliar team.
What Bloom Living actually does, development by development
Lagos does not have one typical development, and the coordinating role adjusts to the building.
- Marina-side apartment buildings, where shared entrances, lifts and terraces facing the water take the brunt of the salt air and need more frequent attention than the same fittings would inland
- Villa communities on the surrounding hills, where private gates sit alongside shared driveways, planting and sometimes a communal pool, and a handful of owners share responsibility for the whole
- Smaller condominiums with only a few owners, where a lapse in upkeep is noticed by name rather than lost in a large block, and decisions can usually be agreed quickly among a small group
- Older developments built before current weathering standards became common, where render, exterior paint and metalwork need planned refreshing rather than being left until they visibly fail
The benefit to owners and committees is consistent across all four: fewer disputes over whose responsibility an issue is, a documented record to bring to a general assembly, and a team that already knows the development rather than starting again on every visit.

How we work
Walk the development
We review the buildings or villas with the administrator or committee, noting existing contractors, known issues and where standards have slipped.
Assign clear responsibility
Each area, from the entrance to the pool terrace, is given a named contractor or point of contact so nothing falls between suppliers.
Set an inspection routine
Communal areas are checked on a schedule that accounts for the exposure of a coastal site and the longer drive from our Vilamoura-based team.
Coordinate access and works
Bloom Living arranges contractor access and supervision, checking finished work against what was agreed before signing it off.
Report to the committee
Boards and administrators receive a clear record of condition, completed works and what is planned next.
Questions we are asked
Does Bloom Living work with condominiums and residential communities in Lagos?
Yes. Residential communities and condominiums around Lagos, including developments some distance from the town centre, are a core part of this service.
Can Bloom Living coordinate contractors we already use?
Yes. Existing contractors can remain in place where appropriate, with Bloom Living providing the management and oversight between them.
Do you manage communal landscaping and pool services?
Yes, where included in the agreed management scope, alongside cleaning, lighting and general presentation of shared areas.
Can you provide inspection reporting for the management committee?
Yes. Regular inspection reporting gives a committee or owners' association a clear record of condition and outstanding items over time.
How does this work for a small villa condominium rather than a large building?
The same coordinating role applies at a smaller scale, and it often matters more because there are fewer owners to absorb a gap in responsibility.
Can larger improvement works be managed through the same team?
Yes. Where a development needs a more substantial project, such as refurbishing an entrance or resurfacing a pool area, that can move into Bloom Living's Project Management service using the same point of contact.
Keep communal standards consistent, even at the western edge of the coast.
